Rules that apply in Scotland
Structural work
Structural alterations, such as widening the opening or fitting a new lintel, need a building warrant from the local authority before work starts.
Planning
Replacing a garage door is not usually development that needs planning permission in Scotland. Listed building consent applies to listed buildings, and conservation-area controls, planning conditions or title conditions can restrict changes to how a garage looks, so check before ordering.
Questions about up-and-over to roller door conversion in Ayrshire
Which towns do you cover in Ayrshire?
We cover Ayrshire, including Kilmarnock, Ayr, Irvine and Kilwinning. Every town has its own page with local details, and you can start a guide price for any postcode in Ayrshire online.
Do I need permission for a new roller garage door in Ayrshire?
Replacing a garage door is not usually development that needs planning permission in Scotland, and widening the opening needs a building warrant. If you live in a listed building, a conservation area or on an estate with covenants or planning conditions, check before ordering.
Are guide prices the same across Ayrshire?
Yes. The guide prices are the same in every town in Ayrshire. The written quote reflects your opening and the door you choose, not your postcode.
Can you keep my existing up-and-over frame?
Sometimes. If the frame is sound, square and securely fixed, it can stay as a finish around the opening and the roller door is fitted to suit it. If it's rotten, damaged or out of square, we take it out and prepare the opening for the new door. The survey decides which applies to your garage.
Will I lose height in the opening with a roller door?
Not usually, if the box can sit behind the lintel inside the garage, which is the normal position. If there's too little headroom inside, the box can go under the lintel, which does reduce the clear opening height, or be face-fixed on the front of the wall. We measure this at the survey and tell you before you commit.
