Roller garage door servicing

A roller garage door service is a planned visit to check, clean, adjust and test your door before small issues become faults. The engineer checks the guide rails, curtain, bottom rail and fixings, the motor and limits or the springs on a manual door, and tests the safety edge and photocells. The price for one door is agreed before we come out, and any parts are quoted first.

A roller garage door service is a planned visit to check, clean, adjust and test your door before small issues become faults. • Guide rails, curtain, laths, bottom rail and seal checked and cleaned
  • Motor, limits and controls on electric doors; spring balance on manual doors
  • Safety edge and photocells tested, and the manual override checked
  • Anything worn is explained, and parts are quoted before they're fitted

What is included in a roller garage door service?

A roller garage door service covers the whole door: the guides, curtain, bottom rail, fixings, the motor or springs, the controls and the safety devices.

  • Guide rails cleaned and checked for wear, bends and secure fixing
  • Curtain and laths checked for dents, splits, slipping laths and smooth running
  • Bottom rail and seal checked where they meet the floor
  • On electric doors: motor operation, limits, control box and remotes checked
  • On manual doors: spring balance and bottom-rail locks checked
  • Safety edge and photocells tested, so the door stops or reverses as it should
  • Manual override checked, and the handle located

Where the manufacturer allows lubrication, the engineer uses only the product type they specify. Many roller doors use a dry or silicone lubricant, and the guide rails aren't oiled unless the manufacturer says so.

How much does it cost to service a roller garage door?

A service for one roller garage door costs £89–£139 inc VAT, with the price agreed before we come out.

That covers the checks, cleaning, adjustments and safety tests listed above. If the engineer finds a part that's worn or failing, such as a safety edge, photocells, a lath or a motor, they'll explain what they've found and quote for it before fitting anything, so you stay in control of the cost.

If you have more than one roller door, or you look after a private garage court or a block of lock-ups, tell us how many doors there are when you request the visit and we'll confirm the price for all of them before booking. Fitted prices for common parts are on our prices page. All home prices include VAT at 20%.

How often should a roller garage door be serviced?

Follow the manufacturer's instructions for your door; if they don't give an interval, a yearly service is a sensible starting point for a door used every day.

A door that opens and closes several times a day works harder than one used once a week, and a door exposed to salt air, dust or heavy debris may need attention sooner. A service is also worth booking when you move into a home with an existing roller door, so you know its condition and where the override handle is kept.

Between services, listen for new noises and watch for a curtain that runs unevenly or a door that hesitates before moving. How long a door lasts depends on use, exposure and care, as our guide on how long roller garage doors last explains.

What can you do yourself between services?

Between services, you can keep the guide rails clean, test the safety devices monthly, and make sure everyone knows where the manual override is.

  • Guide rails: with the door switched off at the isolator, clear leaves, grit and cobwebs from the guides. Don't oil them unless the manufacturer says so.
  • Safety devices: test the safety edge and photocells monthly, as the manufacturer's instructions describe.
  • Override: keep the handle where you can find it in the dark.
  • Remotes: replace handset batteries when the range starts to drop.

Leave anything inside the roller box to an engineer, including the springs on a manual door and the limits on an electric one. Our roller garage door maintenance guide covers these checks step by step.

How does a service visit work?

A service visit runs in four steps: you tell us about the door, we confirm the price, the visit is booked, and any parts are quoted before they're fitted.

  1. Tell us whether the door is electric or manual, roughly how old it is, the make if you know it, and anything you've noticed.
  2. We confirm the service price for your door, or for all your doors if there's more than one.
  3. The visit is booked, with the date confirmed in writing once an engineer is available.
  4. The engineer services the door, explains anything worn, and quotes before fitting any parts.

If you've noticed a specific fault, such as the door reversing or stopping short, mention it when you request the visit. A fault that needs diagnosing and repairing may be better booked as a repair visit, and we'll tell you which suits before anything is booked.

Questions about roller garage door servicing

Do you service roller doors you didn't fit?

Yes. We service electric and manual roller garage doors of any make, whoever fitted them. Tell us whether the door is electric or manual and the make if you know it, and we'll confirm the service price before anyone comes out. We don't service sectional or up-and-over doors.

Should I oil my roller garage door?

Not unless the manufacturer's instructions say so. Many roller doors use a dry or silicone lubricant, if any at all, and the guide rails are usually best kept clean and dry. During a service, the engineer uses only the product type the manufacturer specifies for your door.

What's the difference between a service and a repair visit?

A service is a planned check of a working door: cleaning, adjusting and testing to catch problems early. A repair visit is for a door with a fault, and covers diagnosis and the first 30 minutes of work. If your door has a specific problem, tell us and we'll suggest which visit suits it before booking.

Can you service several doors in one visit?

Yes. If you have more than one roller door, or look after a private garage court or a block of lock-ups, tell us how many doors there are and whether they're electric or manual. We'll confirm the price for all of them before booking, and any parts needed on any door are quoted before they're fitted.

Does a service affect my warranty?

The manufacturer's warranty terms for your door and motor set out what's required, and some ask for regular maintenance. Check the terms supplied with your door, or in your quote if we fitted it. Keeping a record of each service, including the date and what was done, is sensible whatever the terms say.
