Rules that apply in Scotland
Structural work
Structural alterations, such as widening the opening or fitting a new lintel, need a building warrant from the local authority before work starts.
Planning
Replacing a garage door is not usually development that needs planning permission in Scotland. Listed building consent applies to listed buildings, and conservation-area controls, planning conditions or title conditions can restrict changes to how a garage looks, so check before ordering.
Questions about up-and-over to roller door conversion in Edinburgh and the Lothians
Which towns do you cover in Edinburgh and the Lothians?
We cover Edinburgh and the Lothians, including Edinburgh, Livingston, Musselburgh and Bathgate. Every town has its own page with local details, and you can start a guide price for any postcode in Edinburgh and the Lothians online.
Can I get a price without anyone visiting?
Yes. The guide price tool takes four steps and gives a range for your opening and door type, or the visit price for a repair. It is a guide, not a quote: the written quote comes after the survey or once the visit price is agreed.
How do I book a survey in Edinburgh and the Lothians?
Start with the guide price tool or the form on this page. We then contact you to arrange a free survey for a new door, replacement or conversion, and confirm the date in writing.
Will I lose height in the opening with a roller door?
Not usually, if the box can sit behind the lintel inside the garage, which is the normal position. If there's too little headroom inside, the box can go under the lintel, which does reduce the clear opening height, or be face-fixed on the front of the wall. We measure this at the survey and tell you before you commit.
Can you keep my existing up-and-over frame?
Sometimes. If the frame is sound, square and securely fixed, it can stay as a finish around the opening and the roller door is fitted to suit it. If it's rotten, damaged or out of square, we take it out and prepare the opening for the new door. The survey decides which applies to your garage.
