What does roller garage door installation involve?
Roller garage door installation means fixing a box above your opening, two guide rails down the sides, and a curtain of laths that coils onto a barrel inside the box. On an electric door, a tubular motor sits inside the barrel and a control box goes on the wall.
Because the curtain rolls straight up, the door needs no ceiling space and doesn't swing out over the drive. That makes a roller door a practical choice for short driveways, garages used for storage, and garages with a low or cluttered ceiling.
The order of work is much the same on every job. Any old door comes out, the opening is checked and prepared, the box and guides go in, and the curtain is fitted. On an electric door the motor limits and safety devices are then set and tested. Before we leave, you're shown how to use the remotes and the manual override.
How do you measure for a new roller garage door?
We measure at a free survey, because a roller door is built to the size of your opening and the position it will be fitted in.
At the survey we check:
- the width and height of the opening, at more than one point
- headroom above the opening, so the box fits
- side room for the guide rails, typically around 75–100 mm each side
- the lintel, the reveals and the floor level
- whether there's a power supply near where the box will sit
- access for fitting and for taking an old door away
We then agree the fitting position. Behind the opening is the most common; between the reveals or face-fixed on the front of the wall are options when the space inside doesn't allow it. The box usually sits behind the lintel, but it can go under it, which reduces the clear height, or on the front. Box sizes vary with door height and lath size, roughly 205–300 mm or more on domestic doors. Our guide on how to measure for a roller garage door explains what we look at.
How much does it cost to install a roller garage door?
A new roller garage door is priced on the door type and the width of the opening, and every door price includes supply, fitting, and removal and disposal of an old roller or up-and-over door.
Guide prices for common choices:
- Electric single-skin door, single opening up to 2.4 m wide: £1,195–£1,745 inc VAT
- Insulated electric door, single opening up to 2.4 m wide: £1,495–£2,295 inc VAT
- Insulated electric door, double opening 3.0–4.0 m wide: £2,195–£3,295 inc VAT
- Fused spur from an existing circuit nearby, fitted by an electrician: £129–£249 inc VAT
Colours, vision laths, smart control, battery backup and extra remotes are added as separate lines, so you can see what each choice adds. Openings wider than 5.5 m, steel doors wider than 4 m, structural work and new lintels are priced on survey. Garage doors are standard-rated for VAT at 20%, and every home price includes it. All the bands are on our prices page.
Does an electric roller garage door need a power supply?
Yes, an electric roller door needs a power supply close to the box, usually a fused spur or a socket.
If your garage already has power near the top of the opening, the control box can normally be wired to it. If there's no socket near the box, a qualified electrician fits a fused spur from an existing circuit, shown as its own line in your quote. A new supply to a garage with no power at all is priced on survey. In England and Wales some domestic electrical work is notifiable under Part P, and the electrician deals with that.
Manual doors need no power at all. Springs in the barrel balance the curtain so it can be lifted by hand, which suits narrower, lighter openings and garages without electrics. If you think you might want a motor later, mention it at the survey and we'll talk through what a later conversion would involve.
What paperwork do you get when a powered roller door is fitted?
When we fit a powered roller door, you receive a Declaration of Conformity, the UKCA or CE marking details and a record of the safety checks, because whoever puts a powered door into service is responsible for them.
Under the Supply of Machinery (Safety) Regulations 2008 (as amended), that means a risk assessment, force testing to BS EN 12453 and marking the door as conforming. In Northern Ireland CE marking applies. The door itself is made to the product standard BS EN 13241. We commission every powered door we fit to these standards and hand over the paperwork.
Before we leave, we also show you the remotes, the safety edge or photocells and the manual override. The manufacturer's warranty terms for the chosen door and motor are set out in writing in your quote. Keep the paperwork with your house documents, as it's worth having if you sell.

Questions about roller garage door installation
How long does it take to fit a roller garage door?
Fitting a domestic roller door on a sound opening normally takes a day or less, including removing the old door, commissioning and handover. Extra work such as a new lintel, building out the reveals or a new fused spur can add time. Your fitting date depends on installer availability and is confirmed in writing before the day.
Can you fit a roller door to a garage that has never had one?
Yes. Whether the opening has no door at all, a temporary cover, or a door you want taken away, the survey works the same way. We check the lintel, reveals, floor level and headroom, and anything the opening needs first, such as a new lintel, is priced on survey and shown in your quote.
Can a roller door fit if my garage has a low ceiling?
Yes. A roller door needs no ceiling space because the curtain coils into a box above the opening. What matters is headroom between the top of the opening and the ceiling or roof. If there isn't enough for the box behind the lintel, it can go under the lintel, which reduces the clear height, or be face-fixed on the wall.
Is the survey really free?
Yes. The survey for a new door is free and there's no obligation. We measure the opening, check headroom, side room, the lintel and power, then send a written quote listing the door, extras, removal of the old door and anything priced on survey. Nothing is agreed until you accept the quote in writing.
Who carries out the installation?
Installation may be carried out by approved subcontracted installers working under our supervision and on our terms. Whoever fits the door, your contract is always with S&K Property Investments and Improvement Ltd: one company, one contract, from the survey through to commissioning and the handover of your paperwork.
