Buyer guide
What happens at the survey and on fitting day?
You start with an online guide price. For a new door, a free survey follows, where we measure the opening and check the lintel, headroom, side room, floor and power. You then get a written quote. Once you order, the fitting date depends on the manufacturer and installer availability and is confirmed in writing. A straightforward fit usually takes a day and ends with a handover.
How does getting a new roller garage door work, step by step?
Getting a new roller garage door takes six steps: a guide price, a free survey, a written quote, your order, fitting day and aftercare.
- Guide price. Choose your width, door type and extras in our guide price tool and see a range inc VAT.
- Free survey. For a new door, replacement or conversion, we visit to measure and check the opening.
- Written quote. You receive a quote setting out the door, the work and the price.
- Order. If you go ahead, the door is ordered to our measurements and a fitting date is confirmed in writing.
- Fitting day. The old door comes out, the new one goes in and is commissioned.
- Aftercare. You get the paperwork and instructions, and can contact us if anything needs attention.
Your contract is with S&K Property Investments and Improvement Ltd from start to finish, even where the fitting is carried out by approved subcontracted installers working under our supervision and our terms.
What happens at the free survey?
At the free survey we measure the opening, check the structure and the room around it, and talk through the door options that suit your garage.
- Width between the reveals and height to the underside of the lintel, in several places.
- Headroom above the opening for the roller box, and side room for the guides.
- The condition of the lintel and reveals.
- The floor level across the opening.
- Where the power is, or whether a new fused spur is needed.
- Access for the installers and anything in the way inside the garage.
We also confirm the fitting position, behind the opening, between the reveals or face-fixed, and look at colours and extras with you. You're under no obligation to go ahead.
What's in the written quote?
The written quote sets out exactly which door you're getting, the work included and the total price inc VAT, so you can check it and compare it with any other quote.
- The door model, lath type and size, colour and fitting position.
- The motor, controls, number of remotes and any extras such as a keypad, smart control or battery backup.
- Removal and disposal of the old door, and making good to the reveals.
- Any extra work found at the survey, such as a fused spur, a new lintel or reveal work, priced separately.
- For security-rated doors, the certificate for the exact model.
- The manufacturer's warranty terms for the door and motor, set out in writing.
- Payment terms and our terms and conditions.
If the written quote differs from your guide price, it explains why before you agree to anything.
How long does it take from order to fitting?
The time from order to fitting depends on the manufacturer's lead time for your door and on installer availability, and we confirm the date in writing once the order is placed.
Roller doors are made to the measurements we take at the survey, so the manufacturer needs time to build your door. Colours outside the standard range, security-rated models and wide doors can take longer to make. Any structural work, such as a new lintel, needs approval before it starts, which can also affect timing. We don't promise a fitting date until the door's delivery is known.
What happens on fitting day?
On fitting day the installers remove the old door, fit the new roller door, commission it and show you how it works, and a straightforward fit is usually finished within the day.
The installers protect the area, take out the old door and, usually, its frame, and prepare the reveals. They fix the guides, fit the box and barrel behind the lintel, hang the curtain and connect the motor to the power supply. For an electric door they set the limits, fit and test the safety edge and any photocells, and carry out force testing to BS EN 12453. The old door is taken away for disposal. Doubles, conversions with extra work and difficult access can take longer. You'll need to clear the area just inside the garage door before the installers arrive.
What do I get at handover, and what aftercare is there?
At handover you get your remotes, the user instructions, the Declaration of Conformity and commissioning record for a powered door, and a walk-through of how to use the door and its manual override.
The installers show you how to open, stop and close the door, where the winding handle is kept and how to do the monthly safety test. Keep the paperwork with your quote, as it's useful if you sell the house or need an engineer later. If anything isn't right after fitting, contact us and we'll arrange to put it right under our terms. For later care, see our maintenance guide.
Questions
Is the survey really free?
Yes, for a new door, a replacement or a conversion, such as up-and-over to roller or manual to electric. There's no charge and no obligation to go ahead. Repairs, servicing and upgrades to an existing door are booked as visits instead, with the visit price agreed before we come out, because the engineer is diagnosing and working on the door during that visit.
Do I need to be at home on fitting day?
Someone needs to be there at the start, to let the installers in and confirm the details, and at the end, for the handover. That's when you're shown how the door and override work, given the remotes and paperwork, and can ask questions. If you can't be there all day, let us know when we confirm the date.
Who will fit my roller garage door?
The fitting is carried out by approved installers working under our supervision and our terms. Either way, your contract is with S&K Property Investments and Improvement Ltd, so you have one company and one contract responsible for the door, the fitting and the commissioning, and one point of contact for anything afterwards.
